Welcome to the Southern Living Idea House at Glenwood Park.

Through practical, yet elegant, environmental design, Glenwood Park and the Southern Living Idea House at Glenwood Park help protect our precious air, water and natural resources, as well as enhance the beauty, quality and value of the home and neighborhood. Each of the homes in Glenwood Park will be constructed to the EarthCraft House standard. EarthCraft House is a voluntary, green building program sponsored by Southface, a regional environmental organization, and the Greater Atlanta Home Builders Association. The award-winning design for Glenwood Park features a mix of pleasant tree-lined streets, city houses, townhouses, condominiums, stores and parks. The community is noted for its commitment to traditional neighborhood design, walkability, mixture of residential and commercial uses and environmental management practices. Glenwood Park is a certified EarthCraft Community for its focus on site selection, water management, planning and design, preservation landscaping, community involvement, and green building.

As you enter the Idea House at Glenwood Park, notice that although the home looks like any other, it uses 38% less energy than a comparable home would and generates 15% of the needed energy directly from the solar electric system. The home has a higher standard of indoor air quality, comfort and durability due to the care taken during the design and construction process.

Green Building Features

Site
Built on a brownfield - this former industrial site presented environmental challenges, costing more time and money to redevelop.
Rainwater irrigation - collected from streets and stored in centrally located retention pond for irrigating two community parks and one main stream.
Water bags - used around newly planted trees to ensure adequate moisture levels without wasting water to evaporation and misplacement.
Erosion control - accomplished with a combination of wood chips ground on-site from construction waste and silt fencing. Gravel bags placed around storm inlets further prevent the loss of soil and storm water pollution. Escaping silt is ultimately captured and settles out in the central retention pond.
Extensive recycling - grinding and reusing construction waste offsets the amount of material going to the landfill by over 80%.

Pervious pavement parking area – allows rainwater to seep into the ground.
Water efficient landscape - uses drought-tolerant and native plants to reduce the need for irrigation and fertilization.
Weather-based irrigation controller - automatically calculates an irrigation schedule using landscape-specific parameters, then adjusts the irrigation schedule for each of the watering zones via satellite as local weather changes.
Rainwater harvesting and water reclamation - reduces demand on city water supply for irrigation.
Insulated drainage matt (R-10) - insulates and drains water from foundation walls.
Extensive flashing around windows and doors – helps prevent moisture problems.
Recycled wood fiber exterior trim - reuses wood scraps while maintaining high durability and performance standards.
Fiberglass-faced exterior sheathing with moisture-resistant core - offers superior resistance to weather and mold growth.

Insulated sheathing – R-3 extruded polystyrene sheathing eliminates cold spots and reduces energy costs.

Innovative porch decking - made from reclaimed waste wood and recycled plastic materials, such as used grocery bags, to create a beautiful and durable decking product.
1.4kW photovoltaic (PV) system - located on the southern roof of the garage, generates electricity from sunlight.

Reclaimed wood flooring – reuses wood normally disposed of from the demolition of older buildings.
Pre-finished and low-VOC (volatile organic compounds) wood flooring and floor coverings – improve indoor air quality by reducing the use of harmful chemicals in the home.
Sustainably harvested wood products and furnishings – reduce the use of old growth wood and encourage sustainable harvesting.
R-20 open-cell spray foam insulation in exterior walls – combines airsealing and insulation in one product.
Airsealing – prevents uncontrolled air infiltration thereby reducing energy costs and the chances for mold growth, insects and rodents, poor indoor air quality and noise.
100% recycled drywall – made with recycled gypsum and paper which offsets landfill waste.

Low or no-VOC and bio-resistant paints – improve indoor air quality and prevent mold growth.
High performance windows – block unwanted heat and ultraviolet radiation with a Low-E coating and argon gas filling.
Tankless water heaters - save energy by only heating water when needed and providing constant hot water.
Programmable thermostats – automatically adjust temperature settings during the day, evening and weekend to save energy.
Lighting control system – gives occupants better control over lighting use and reduces lighting costs.
ENERGY STAR® lighting fixtures – provide superb lighting while reducing the amount of electricity used for lighting. Dimmable compact fluorescents are used extensively, reducing lighting loads by approximately 70%.

Composite countertops - made from bio-sealed materials which are durable, non-porous and chemical resistant for safety.

On-demand hot water system – occupancy sensor signals for hot water to be pumped to faucets before turning on water, reducing waiting and wasted water and energy.
Energy efficient bath fans vented to exterior – silently remove unwanted moisture and odors from the home.
Mold resistant tile backer and fiberglass faced wall board - resist mold growth.
Water efficient fixtures – reduce water usage while maintaining water pressure.

On demand hot water circulating system

Bath water reuse – irrigation system reuses master bath and shower water after being mixed with the collected rainwater.
 

Laundry Room

ENERGY STAR appliances - use 10-50% less energy and water than standard models.

Crawlspace and Attic

Sealed, conditioned crawlspace - helps maintain proper humidity levels throughout the home while preventing condensation and mold growth.
Sealed, non-vented attic with R-30 open-cell spray foam – prevents heat buildup in normally hot attic storage area, allows duct work to be contained within conditioned space and greatly improves comfort of bonus room.

High performance HVAC systems - SEER 19 heat pumps with duel fuel 94.5 AFUE gas furnaces are properly sized to meet building’s needs.

High performance Heating and Cooling

Sealed combustion furnaces and water heaters – prevent carbon monoxide, water vapor and other contaminants from entering the home.
Energy recovery ventilators (ERV) – efficiently provide fresh air ventilation throughout the home.
High Efficiency Particulate Air (HEPA) filters and ultraviolet air cleaner – improve indoor air quality.
Forced-air ductwork – ducts are sized to deliver correct airflow to each room and sealed with mastic to prevent leaks.
