Southface was the LEED Administrator and facilitated the LEED certification process. Southface also performed the energy modeling to demonstrate the energy savings.

Environmental Strategies Implemented

Site:
  • 64% :of the site was restored using native and adapted vegetation.
  • Stormwater runoff is reduced and stormwater is treated onsite through a variety of structural and non-structural means.
  • The reflective roof reduces the heat island effect and saves energy.
  • Bicycle storage, showers and preferred parking for low-emitting vehicles and carpools encourage alternative transportation.
Water efficiency:
  • Native and drought-tolerant plants eliminate the need for permanent irrigation.


Energy efficiency:
  • 24% energy savings in building energy model.


Materials:
  • 72% of construction waste was recycled.

  • 25% of building materials are extracted and manufactured regionally.

  • 30% of building materials are recycled content.


Indoor environmental quality:
  • Low-emitting paints and carpets keep indoor air contaminants down.

  • Ventilation monitoring ensures that occupants receive adequate outside air.

  • Windows offer views to the outside for 96% of all regularly occupied spaces.

  • Task lights for all individual workstations allow occupants to control their lighting.

 

Results

This office space serves as a local model for green building and further represents IKEA’s commitment to environmental sustainability as it joins a number of LEED certified IKEA buildings.
